Just because a family likes the style and price of a home on the market does not mean it is the best deal for them. The buyer needs to check to see if the law requires the house he is considering buying to be inspected before the contract is valid. An inspection benefits both the homeowner and the potential purchaser. The difficult part is to find a home inspector that is trustworthy and that will do a good job. A prospective buyer should consider finding one that will allow him to be present during the inspection. That way problems can be discussed and questions asked as they go through the house. Some buyers find it helpful when an inspector takes the time to take pictures that make the problems clearer.

In some locations, there are no laws governing the relationship between a home inspector and a real estate agent. Often these two work together to help each other make more money. The inspector chosen by the potential buyer should be someone who has no connection with the real estate agent.

It is the job of an inspector to check the main parts of the house and all systems. He is not supposed to have the answers to problems that cannot be seen. For example, he does not know the reason why there are newly renovated walls. He has no way of knowing what is behind them.

The normal order for inspections is for the buyer to bid on the house that he is interested in and then get an inspection. In retrospect, it seems more logical to do the inspection first. This would provide the information that both the owner and the buyer need in order to know the value and the condition of the house so they can reach an agreement on the selling price.
